The steps to selling your Dayton metro area house
There are several steps one typically deals with when selling a home in the Dayton metro area. After you have determined the price at which you will list the property, your realtor will put your house on the market. Your agent may offer to show the home to their other clients. Also, other realtors may schedule a time to show the house to their clients. Once an interested party makes an offer then your agent will present it to you. You have the option of accepting the offer immediately, of rejecting it, or of making a counter offer. Once an agreement is reached then there will be a period of time in which the buyers may conduct inspections of the property. If problems, which require repairs, are found then the buyers may ask that you either fix the items or that you adjust the price of the home accordingly. If an agreement cannot be reached on the repairs then the buyers will have the option to walk away from the deal. Typically, such issues are resolved so that the deal may move forward.
Other steps in the process will occur at the same time. These steps include a Title Company making sure that you have “clean title” to your home. They will make sure that there are no liens, back taxes, or other issues which will prevent the buyer from obtaining a clear title. The buyer’s lender will also require an appraisal of the home as part of the buyer’s mortgage process. If all aspects of the process go smoothly then the time from offer acceptance to closing is typically 30-45 days.
